**UPDATE, 2/6/26 — The board on Feb. 5 approved sending the application to the TIF commission, and set a date of April 1, 2026, at 5 p.m. for the commission meeting and public hearing.

OSAGE BEACH, Mo. — The City of Osage Beach has received a Tax Increment Financing (TIF) application from the development group planning an overhaul of the beleaguered outlet mall, and will decide on Thursday, Feb. 5 whether to pass the application on to the city's TIF Commission. The Board of Aldermen will meet at City Hall at 5:30 p.m.

A TIF is a funding tool used by many developers; essentially it is an agreement between a government entity (county/city/state) and the developer to offer incentives such as a property tax freeze or bond opportunities. The TIF agreement is then used by the developer as part of the project funding package.

For the Osage Beach Outlet Mall, the development group known as Osage Beach Investment Group, LLC, is seeking such an agreement. LakeExpo has not yet received the details of the application.

In the TIF application process, a developer must first submit an application, then triggering the activation of the TIF Commission.

The commission reviews the application and then holds a public meeting, where the public may offer comment on the application.

The commission will then vote on whether to recommend approval or rejection of the application to the City Board of Aldermen. That recommendation is then passed to the Board of Aldermen, which has the prerogative to approve or reject the application (the board considers the TIF Commission's recommendation but is not required to abide by it).

The public hearing for this TIF application will be set for Wednesday, April 22, at 5 p.m. at City Hall, pending the board's vote on Feb. 5.
