OSAGE BEACH, Mo. — A large, multi-sport entertainment complex that could include a driving range experience like "Top Golf," pickleball, and other sporting elements, is coming Osage Beach.

Developer Gary Mitchell revealed his plans for a Mammoth Fieldhouse to the Osage Beach Board of Aldermen on Wednesday, Jan. 7, fielding questions from the board and providing details about the project. The complex will be located on State Route KK in the Arrowhead Centre development, across the street from Arrowhead Senior Living, on the site of the former Dogwood Hills Golf Course. It will be built by Mammoth Fieldhouse Inc., a new but rapidly expanding company with similar developments either already built or in the works in Wichita; Oklahoma City; Marion, Ill.; and Branson, among other locations.

The Mammoth Fieldhouse model combines sports-style entertainment with food and drink, and each location offers a uniquely selected array of activities, based on market research and comparable businesses nearby. For example, Mitchell said, while some Mammoth Fieldhouse locations contain a “Top Golf” style golfing component, the new location in Oklahoma City does not, since it was built next to a pre-existing Top Golf. In that way, he said, the Mammoth Fieldhouse concept could be thought of as “modular.”

Among the possible entertainment components coming to the Osage Beach location, Mitchell mentioned the “Top Golf” concept, pickleball, and Pure Putt — a high-end putting experience that feels like a real putting green.

The Mammoth Fieldhouse website also showcases Battle Bats batting cages and Arc Rivals basketball as potential sporting activities at their various locations. However, Mitchell told LakeExpo in a separate interview, none of the sporting concepts for the site at Arrowhead have been solidified yet; that will happen later this year when the development team completes its market study.

The Mammoth Fieldhouse currently under construction in Marion, Ill. will be opening later this year, Mitchell told the board, and he invited them all to fly via private air transportation to see that complex just before it opens.

Mitchell also said he thought the board might find the project particularly interesting, considering the City has commissioned a $58,000 feasibility study for the possible future development of a destination sports venue. Mitchell told LakeExpo he has offered Arrowhead Centre as a site if the City opts to move forward with such a venue, noting the placement next to Mammoth Fieldhouse would be especially ideal. However, he said the City has given no indication that it would build there.

Mitchell told LakeExpo he had been working behind the scenes with Mammoth Fieldhouse in hopes of bringing one to his development. But what really piqued the owners’ interest was the Oasis at Lakeport — a $500 million amusement park and resort/conference center currently under development in Osage Beach next to the Grand Glaize Bridge. The developers of the Oasis have announced a late-2026 planned opening for the amusement park, and a late-2027 opening for the Marriott resort.

“We’re excited for the activity at The Oasis,” Mitchell added. “We think that’s a pretty big key for the offseason business for the Mammoth Fieldhouse.” He said Mammoth Fieldhouse ownership is timing the opening of the Osage Beach location based off the opening of The Oasis, with an early 2028 target open date.

Mitchell shared with the board his confidence in the Mammoth Fieldhouse timeline was due to his relationship with one of the owners of the company — Jim Klausman. Klausman is a partner with Mitchell in the Arrowhead Centre project, as well as one of the principal partners in Midwest Health, which owns the Arrowhead Senior Living assisted living facility, the first (and currently sole) business to open in the Arrowhead development. That project broke ground in Dec. 2015.

The Arrowhead Centre development consists of nearly 300 acres, Mitchell noted. The development is under a Tax Increment Financing (TIF) agreement with the City of Osage Beach. And while the initial plans for Arrowhead included a Master Plan, Mitchell told the Board he would be redoing that plan as a result of market changes and the new Mammoth Fieldhouse, which is expected to use between 10-12 acres of the project.
