Lakefront Homes Hold Steady While Condo Market Cools At Lake Of The Ozarks

Sierra Bay Condos - Lake of the Ozarks

The Lake of the Ozarks real estate market showed two different sides in August, with waterfront homes continuing to post solid numbers while the condo market showed more signs of slowing.

For lakefront homes, 74 properties sold during August, down from 81 a year ago. But prices moved higher: the median sale price reached $617,450, up more than 9% from August 2025. Homes also averaged 48 days on the market, compared to 61 days a year ago.

Buyers are getting more options, too. Active lakefront home inventory climbed from 351 properties in July to 392 in August. Just over half of those listings had seen a price reduction.

Condos painted a different picture. August sales fell from 77 in July to 59, while the average time on market climbed to 93 days. Perhaps the biggest number to watch: 62% of active condo listings had taken a price reduction, up sharply from 48% in July.

Still, the broader 2026 numbers remain ahead of last year. Through August, lakefront home sales were up nearly 18% year-over-year, while condo sales were up nearly 32%. That makes the coming fall months worth watching to see whether August's cooling — particularly among condos — continues.

Watch the video above for Jesse and Annie Faulstich's full breakdown of the August numbers and what they mean for Lake-area buyers and sellers.
