Fourteen acres in the heart of Osage Beach: it sounds like a real estate pitch, but that prime piece of property next to the outlet mall is on the cusp of being the hottest new development for the Lake of the Ozarks’ most economically robust city.
Development company TSG Osage Beach, LLC has big plans for the piece of ground, and while the local rumor mill continues to churn, the developers are tight-lipped about confirming any official plans to bring specific retailers.
What’s ahead is uncertain; but what’s behind is quite a legacy. One of the properties under contract for sale closing late in July is The Golden Door Motel, owned for 35 years by the Tyler family.
While Geniece Tyler looks forward to retirement, she is not without apprehension. Most retirees wonder about a future without the work they’ve spent most of their adult lives doing. In addition, Tyler loves the property and the guests who’ve stayed at The Golden Door over the years. In fact, many of them have reserved rooms through July when the sale will likely close. Until late July, The Golden Door is open for business.
Tyler also says she’s “enjoyed every minute” of her 35 years as co-owner of The Golden Door. Deeply tied to the region because she grew up in Eldon, she doesn’t anticipate leaving Lake of the Ozarks.
Another property bought by the developers was the former Happy Fisherman restaurant. It had a brief stint as Jake’s Steak and Fish, but the restaurant only lasted a season at the Lake. Owner Mike Craig and his wife have already let go of Jake’s Steak and Fish. An auction for equipment and furniture was held earlier in March, but many of the antique and collectible pieces used for décor will be the next act for the Craigs. They plan to turn those pieces into a business.
According to Woods, the project developers seem to be sensitive to the city and businesses currently in operation. From what the City has heard, developers will seek commercial retailers that fit the needs of the area and do not jeopardize businesses currently in Osage Beach. Which businesses will be included is not public yet as developers deserve a certain degree of “confidentiality during the process.”
The sale and upcoming project are likely to conclude successfully because the real estate under contract is prime. Adjacent to the Osage Beach Premium Outlets with highway frontage makes the 14 acres attractive.
Osage Beach elected officials have voted to move forward with a Tax Increment Financing (TIF) process for the project, and City Administrator Jeana Woods says the city is “very excited about all the development activity.”
