LAKE OZARK, Mo. — Dennis Klautzer and Vernon Jaycox were only about 15 minutes into their first meeting as the newest members of the Lake Ozark Board of Aldermen when they were faced with a dilemma.
The city’s Planning and Zoning Board last week recommended approval of the final plat for Whitetail Place Subdivision at the end of Oak Ridge Drive. But during Tuesday’s Board of Aldermen meeting, two residents of the area questioned the plat.
Scott Barnes and Laura Edwards both live on Oak Ridge Drive. They said they supported the subdivision plat proposed by Kevin Grace of Eldon, but they said they thought parts of the developer’s plan would violate city codes.
Edwards’ home is too close to the boundary of one of the subdivision’s lots. Barnes and Edwards also urged the city to require the developer to pay for vacating an existing cul-de-sac, which will be eliminated in the plat, and taking care of deeding that land to abutting property owners.
Lake Ozark Building Official Tim Haden said the problems cited by Barnes and Edwards were a result of older subdivision plats that weren’t done properly. Correcting those problems isn’t the responsibility of the developer of Whitetail Place, he said.
So Klautzer, elected last Tuesday to a two-year term on the board, and Jaycox, elected to a one-year term, faced the choice of siding with the neighboring property owners or approving the plat as recommended by the Planning and Zoning Commission.
“I suggest we table this right now, until we get some engineering expertise to straighten this out,” said Jaycox.
“We have a certified surveyor who has already straightened it out,” replied Haden.
The board agreed with Jaycox, voting unanimously to table the final plat until its next meeting.
