Investors and developers now have a new stretch of Camdenton to consider for future recreational developments.
Thanks to city code changes made this week, the city’s C-2 Highway District provides for the development of “RV Parks and campgrounds, commercial baseball fields, commercial swimming pools, golf driving ranges, livery stables and riding academies, amusement parks, or recreational uses including water slides, or similar uses.”

Camdenton’s Board of Alderman (BOA) made the change on Jan. 17, 2017 by approving additions to City Code 400.090. Voting unanimously, the BOA authorized sub-point D. Conditional Use Permits.
Prior to the Board’s action, the City had no provision to accept an application for these businesses and consider it as appropriate in light of adjacent businesses or the terrain. City Administrator Hancock noted the City and ultimately the BOA will still be involved as these businesses must undergo the Conditional Use process before being approved.
Hancock also provided the BOA with a brief report regarding pending legislation affecting Missouri cities, after he attended a meeting of the Missouri Economic Development Council (MEDC Report, pages 39-42). One possibility under consideration is to modify prevailing wage requirements for municipalities as the legislature did for public schools.
Prevailing Wage Law requires all workers contracted for public works projects be paid the prevailing wage for the county. Hancock stated current prevailing wage requirements negatively impact municipal bids and cited the Camdenton Memorial Lake Regional Airport Veterans’ Monument as a recent example. According to Hancock, prevailing wage law requires extensive paperwork for the bid process in addition to requiring that contractors meet county wage minimums that are, in Hancock’s experience, higher than actual county wages.
