Unique, Nostalgic Lake Of The Ozarks Resort Villas For Sale As Homes Or Investments

A beloved family-owned resort at Lake of the Ozarks is getting a new lease on life.

For more than 29 years, Lori and Alan Piedt put their hearts and souls into making the Holiday Shores Resort in Osage Beach a place where generations of families could come to create wonderful lifelong memories. Many of the Piedts’ clients came back to the resort year after year to enjoy their special vacation at the Lake of the Ozarks.

When it came time for the Piedts to retire and sell the resort, they had one priority: To preserve the beauty and history of the Lake by keeping the resort as it is. They wanted a buyer who would preserve the quaintness and nostalgia of the place, while renewing it for another generation of vacationers.

A developer in Florida as well as a local couple, Peg and Lynn Griswold, were both interested in buying the resort property. The Florida developers came in at a higher bid, but knowing the Griswolds would keep the resort intact and not tear it down to build condos or an entertainment complex, the Piedts sold the property to them.

When Lynn first talked to Peg about buying the resort, she wasn’t too keen on the idea. “But when we went to see it, I was so impressed with everything and how the Piedts obviously cared about the resort. You just don’t see too many resort properties at the Lake that are so well-kept – and this was important to us as potential buyers,” Lynn said. That sparked a vision for the next chapter in this resort’s story.

Peg and Lynn Griswold are the owners of the highly successful Medical Transportation Management Inc., (MTM) and are serial philanthropists. Lynn is a founding member of the Community Foundation of the Lake which helps to address the needs of local nonprofits, and it’s clear that the couple genuinely care about the Lake community. “We try to help out our community where we see the need,” explains Lynn. Giving back is in the Griswolds’ DNA.

The Griswolds saw the family resort had potential both as a unique Lake living experience and an investment opportunity. The villas could be sold individually, and buyers could either take advantage of Holiday Shores’ ideal lakefront location full-time, or part-time with a turnkey vacation rentals program. With a new vision for the resort and a new name, “The Villas at Holiday Shores,” the Griswolds with the help of the Carlock Crew EXP—lifelong Lake residents and real estate team Spencer and Rogie Carlock—have launched their new vision. They are now offering the 25 villas for sale as an incredible investment and/or living opportunity. As of this writing, seven are already sold.

A realtors-only open house will be held on Friday, Dec. 18 from noon to 5 p.m., to introduce Lake area realtors to the opportunity, that they can then share with their clients.

[STORY CONTINUES BELOW]

The resort’s prime location in the heart of Osage Beach in a quiet cove at the 17 Mile Marker, just a three-minute drive from the city’s major retail centers, makes it easy for guests and live-in owners to experience all of the tourist, restaurant, and shopping amenities the Lake has to offer, while still maintaining a sense of privacy and space on a beautifully landscaped property. The resort’s private drive helps ensure security and safety.

A $1.2 million renovation of the villas in 2017-2018 brought new composite decking, roofs, villa exteriors, and an upgrade of the grounds. Each of these bright and beautiful 1,524 sq. ft. villas are turnkey and have three levels, three bedrooms (a bedroom on each level), two-and-a-half baths, and breathtaking views of the Lake stretching to the toll bridge and beyond. A strong rental history is available, and all of the units are being sold with the land.

Villa features and resort amenities include:

- Villas are either lakefront or have a Lake view.

- Each villa has a new deck or decks and a wood or gas fireplace.

- Bright and airy open concept with vaulted ceilings on the main floor.

- Spacious kitchen.

- Parking for three cars.

- New heated swimming pool and splash zone.

- Beautiful new lodge with a banquet hall for up to 150 people.

- Huge 50’ x 60’ swim dock – perfect for soaking up the sun and fishing.

- 19 onsite boat slips: 10’ x 24’ and 10’ x 30’ (available for purchase).

- Firepit, picnic area, and kids’ playground.

- An onsite store is planned for the future.

All of this makes for the perfect vacation rental investment or full- or part-time living!

The lakefront villas are available for only $299,900 and the lake view cottages are available at $249,900. Unusual for the Lake, the lake view villas have no stairs to the front door, making them wheelchair accessible.

As a vacation rental investment, this unique opportunity and hidden gem is truly “set it and forget it.” Lake Ozark Management will manage and clean your villa after each rental, also handling marketing and administrative work; owners split the vacation rental income 65/35 (owners keep 65%). You don’t need to advertise or even think about your investment – just sit back and reap the rewards. Or for full- or part-time or retirement living, owners have a picturesque, well-kept property in a private, nicely wooded neighborhood that’s close to everything.
