OSAGE BEACH, Mo. — The plan to redevelop the ailing Osage Beach Outlet Mall took a huge step forward on Thursday, June 4, with approval of a Tax Increment Financing agreement by the City of Osage Beach.
City aldermen unanimously approved the second (final) reading of the agreement, which includes a variety of incentives ranging from sales tax exemptions on construction materials to the redirection of some tax revenues toward paying for infrastructure improvements.
In all, developers expect a project cost of over $640 million.
The next step, according to Chris Foster — one of the members of the development team — is to wrap up the Redevelopment Agreement with the City. That will allow crews to begin mobilizing for construction. Foster said the developers have pledged a pad site for the anchor store, Bass Pro Shops, by early next year.
The development team has not revealed any other names but has said it has Letters of Intent from other retailers and businesses to operate at the mall once it has been redeveloped.
A map released by the team shows retail spaces arranged in small clusters, with a large boulevard as the main travel corridor through the area. An entertainment district will sit towards the front of the development, with two hotels, a parking garage, and two large entertainment/retail spaces. At the back — visible from Highway 54 — will be Bass Pro Shops.
The outlet mall was once a major pillar of Lake of the Ozarks' economy.
