There has been a lot of buzz, excitement and speculation regarding the planned “Summit Resort & Sports Complex,” so I thought I’d try to give an update, and provide some context, background and perspective about the proposed project.
This past spring, I was contacted by the lender of the Regalia hotel property and assisted them initially as a consultant. The property was foreclosed on in early July, at which point I agreed to proceed with the lender group as a co-owner, and managing partner; if, we were to proceed with extensive renovations, to include a complete facelift of the building, major renovations throughout, including both the indoor and outdoor swimming pools, fitness center, new spa, and other improvements and additions necessary to transform the property into a modern, five star luxury resort. Part of these renovations will include transforming the old indoor tennis court facility into a modern multi-purpose sports court.
The property currently only has 83 rooms, which is not an adequate number of rooms to allow this property to succeed, which has always been a challenging factor. Our plan will add another 128 guest rooms, for a total room count of 211. Phase three of our project will include building a new indoor and outdoor sports complex; primarily focused on pickle ball, which is the fastest growing sport in the US today.
Our primary focus and marketing strategy will be the “Sports Tourism” market, with a world class hotel and sports facility that will attract youth and adult sports tournaments and camps for everything including; volleyball, basketball, gymnastics, dance, cheerleading, wrestling, martial arts, and the list is endless. This will be a fantastic addition for the entire Lake of the Ozarks community, and a tremendous boom to economic development.
So, what is the status of the project today? This property was originally the “Country Club Hotel & Racquet Club”, and for whatever reason, when Planning & Zoning began in 2004, the property was inaccurately zoned R-3 (high density residential), and not B2 commercial. So, rezoning was a three-month process, that we just completed. We are now continuing our feasibility evaluation, and the final step will be to solidify our investment group and raise the necessary Capital to bring this fantastic project to fruition!
Once all the stars align, we hope to begin renovations sometime early next year and then begin construction of the new 128 room hotel wing. The indoor & outdoor sports complex will be the final phase of the development. Stay tuned!
